Gas Safety Checks
We take it for granted that our boilers, cookers and gas fires are safe. It’s usually only when a gas appliance fails totally that people take any notice and call out a gas engineer.
However, the appliance may have been unsafe & downright dangerous for some time before that – faulty gas appliances can leak carbon monoxide, a silent, odourless gas which can be a killer.
All rental properties are required by the Gas Safety (Installation and Use) Regulations of 1998 (PDF) to hold a valid Gas Safety Record (CP12 form).
This gas safety check is required by law annually and must be issued by a Gas Safe Registered Engineer. (Older readers may remember CORGI registered gas engineers, CORGI was replaced by Gas Safe in 2009).
All gas appliances in the property must be checked and the tenants must be given their copy of the Gas Safety Record.
